KB Home has opened Morningside, a new single-family home community at the corner of US-98 and Morning Ridge Trail in Dade City, with a sales office and model homes now open for walk-in visits. Prices start in the high $200,000s, giving east Pasco County families another entry point into the local housing market as home costs across the region keep climbing.

The builder's sales office and models sit at 37822 Morning Rdg Trl, Dade City, and homes there run from $279,990 to $360,990, according to KB Home's own listings for the community. Floor plans range from 1,393 to 2,682 square feet, with one- and two-story layouts offering up to five bedrooms and three bathrooms. The homes fall within the Pasco County Schools district.

Casey Dare, president of KB Home's Tampa division, said the community is meant to give Dade City buyers a straightforward, value-focused option close to schools and outdoor recreation. The company describes its pricing model as competitive and transparent, letting buyers pick the features they want at KB's Design Studio rather than paying for upgrades built into the base price.

Morningside sits along a stretch of US-98 that's grown busier as Dade City has added rooftops in recent years. KB Home lists the location as less than two miles from a future AdventHealth medical center, with easy access to US-301 and to shopping and dining along US-98. The builder also points to hiking at Hillsborough River State Park and wildlife viewing at Giraffe Ranch as neighborhood draws, along with the Dade City Heritage and Cultural Museum.

Built to ENERGY STAR standards

KB Home says the homes are designed to be ENERGY STAR certified, a standard the company notes fewer than 12% of new homes nationwide meet. In practice, that's meant to translate into lower utility bills and better indoor air quality than a typical new build, though actual savings will vary by household.

KB Home says new homes are typically built and personalized within four to five months of a buyer signing on, letting people choose floor plan, exterior style and interior finishes before move-in. The company hasn't said how many total homesites Morningside will include or when the community is expected to build out, so buyers weighing a purchase should ask about the build timeline and remaining lot availability directly at the sales office.
